Esc – Digital Nomad Village is also a residential development on the Emerald Coast of Nicaragua. You can buy a casita, a home or a lot inside the village and own a base next to the coworking space, the restaurants and the beach. All sales are handled by Emerald Real Estate.
A village you can live in, not just visit
Esc is a gated, fee-simple development on 48 acres above Playa Guasacate in Popoyo. The coworking space, The Grind café, El Tigre Restaurant, La Jolla de Guasacate and the first casitas are open; the next phases add more casitas, homes and community facilities through 2028.
Owners get what guests get, every day: fibre internet with a backup generator, private call rooms, the pool, free shuttles to the beach and Magnific Rock, and the community of remote workers, founders and creatives that lives here. Lot and casita owners also receive a discount at the village venues.

One- and two-bedroom casitas built for remote work: a desk with fibre, A/C, a terrace, and the village on your doorstep. Rent it out through the village when you’re away.
Lots
Titled lots from about 760 to 3,100 m², some with ocean views. Build your own home with Emerald Construction & Design, or hold the land.
Homes
Finished ocean-view homes inside the village. New homes are listed as they come to market.

Emerald Real Estate handles all real estate at Esc
Esc is developed by Emerald Investment, and every casita, home and lot in the village is sold through Emerald Real Estate, the group’s real-estate agency for the Nicaraguan coast. Their site has the current listings, prices, payment plans, owners’ dues and the buying process for international buyers.

Frequently asked questions
Can foreigners buy property at Esc?
Yes. Nicaragua allows foreign buyers to own titled property outright, and Esc lots and casitas are sold fee simple. Emerald Real Estate walks international buyers through the purchase, the title check and the closing.
Can I rent out my casita when I’m not there?
Yes. Many owners rent their casita to Esc guests and digital nomads through the village. Ask Emerald Real Estate for the current rental arrangement and expected occupancy.
